Miami-Dade County
Demolition in Kendall
Miami-Dade County RER. Kendall is not a municipality and has no building department of its own: it is a census designated place in unincorporated Miami-Dade, served from the Herbert S. Saffir Permitting and Inspection Center, 11805 SW 26 Street, Miami, FL 33175.
Kendall is unincorporated Miami-Dade, which means the county is the building department and there is no second municipal track to run alongside it. That makes it one of the more predictable places in the county to programme a demolition: one authority, one portal, one set of hours.
Those hours are the practical advantage. Unincorporated Miami-Dade allows a longer construction day than the City of Miami does, and on a multi-week teardown the extra hours compound into real schedule. It is the clearest case in the county where the same scope of work costs differently either side of a municipal boundary purely because of when a crew may be on site.
The stock is mostly suburban single-family and low-rise, so the common jobs are teardowns, pool removals and additions coming off existing houses. The constraints are access and trees rather than lifts and loading docks: whether a machine and a truck can reach the work, and what the tree protection requirements do to the site plan.

What is different here
Each line below is taken from a published requirement, not from a general description of the area. This is the part that moves your dates.
- 01There is no Kendall city hall to apply to. The permit is a county permit, which is the single most common factual error on competitor city pages.
- 02County noise rules apply rather than a municipal ordinance: noise producing construction equipment near residential property, apartment buildings included, is barred from 20:00 to 7:00 under the 2023 amendment to Section 21-28.
- 03Working outside those hours needs a Temporary Noise Ordinance Waiver from the RER Construction Permit and Building Code Division, obtained before work starts. It requires an active building permit, a stated community need or public purpose, and at least 72 hours notice to neighbouring properties.
- 04Unincorporated Miami-Dade is 1,207,133 people, 43.5 percent of the county, so this is a county process page serving a larger population than any municipality except Miami.
- 05South Dade Landfill on SW 97th Ave is the nearer of the two C&D sites for most of the area.
Building stock
Single family housing dominates. Of 7,994 demolition permits the county itself issued between 2020 and 2026, 4,348, or 54 percent, were single family, cluster, zero lot line or town house.
