Miami-Dade County
Demolition in Miami Beach
City of Miami Beach Building Department.
Miami Beach is the one jurisdiction in the county where you can work the demolition permit fee out in advance rather than waiting to be told: it is 0.30 percent of the estimated project cost, with a floor of $15 and a ceiling of $1,926 under the fee guide in force since October 2024. That ceiling matters on a large job, because the permit stops being a variable above a certain size.
The bigger scheduling factor is recertification. On top of the county's 30-year threshold, the city applies a 25-year threshold to certain coastal condominium and cooperative buildings of three or more stories. That pulls inspection-driven work forward by half a decade against the rest of Miami-Dade, and selective demolition in those buildings tends to arrive as a consequence of a recertification report rather than as a renovation anyone planned.
The building stock is predominantly coastal condominium and cooperative, which means the association is a party to the job even when it is not paying for it. Work-hour windows, lift bookings, protection of common parts and insurance wording are all set by the building, and they are usually the binding constraint rather than anything the city requires.

What is different here
Each line below is taken from a published requirement, not from a general description of the area. This is the part that moves your dates.
- 01The demolition permit fee is published and calculable: 0.30 percent of the estimated cost of the project, minimum $15, maximum $1,926, under the fee guide effective 1 October 2024.
- 02On top of the county's 30 year recertification threshold, Miami Beach applies a 25 year threshold to certain coastal condominium and cooperative buildings of 3 or more stories. That pulls selective demolition work forward by five years against the rest of the county.
- 03Asbestos waste from a Miami Beach job can only go to South Dade Landfill, the far end of the county, which is a real line in the estimate rather than a rounding error.
Building stock
Coastal condominium and cooperative buildings, including stock of 3 or more stories that the city's own recertification procedure singles out.
